Facility Management Days 2025 for the fourteenth time provide space for professionals who want to keep up with trends and also help shape them. The two-day conference, taking place 14–15 October 2025 at Hotel Hilton Bratislava,

Andrea has been active in construction since 2009, specializing in FM since 2019. She has extensive experience in project management across construction, marketing, and business, allowing her to effectively manage projects and provide comprehensive solutions for developers, investors, and FM professionals.

Presentation: FireTec Concept™: How to tame fire from e-mobility and photovoltaics in buildings.

FireTec Concept™ provides services and technologies for building safety. The presentation will cover new guidelines for safe charging and parking of electric vehicles and their practical application. Innovative solutions for rapid detection and extinguishing of photovoltaic system fires will also be presented.

Róbert Ruňanin is Commercial Director and Board Member at ENGIE Services, where he oversees business activities in energy and facility management. He focuses on developing business models for energy services using renewable energy for the development and industrial sectors. Under his leadership, ENGIE implements projects that help clients achieve decarbonization goals and reduce operational costs. Energy solutions are integrated with facility management for sustainable and efficient building and infrastructure management.

Presentation: CO₂ emissions are changing the market: Buildings that won’t survive the future.

Climate change and increasing requirements to reduce carbon footprints are fundamentally altering market conditions in energy. Buildings with high CO₂ emissions become risky assets – not only legally, but also in investment attractiveness. The presentation will highlight the necessity of decarbonization and provide practical examples from the private sector. The goal is to question whether the Slovak market is prepared for the decarbonization pressure already shaping decision-making in Western Europe.

48 years old, with over 35 years of experience in construction. Most experience gained at HB Reavis – 13 years. As a senior management member, he was responsible for construction costs of development projects, managing 80 people across 6 countries, totaling €1.5 billion. Currently runs his own management company providing comprehensive project management.

In Vinohrady, Bratislava, one of the most technologically advanced, greenest, and most biometric buildings in the world is being finalized. It is the headquarters of Slovak company Innovatrics, specializing in biometric solutions and ranked among the top three globally.

Andrej Aleksiev is the founder and CEO of COGITANS Technologies and co-founder of KSAA, operating globally and delivering physical and cyber security solutions in the EU and beyond. His mission is to connect AI and modern technologies with practice to protect people, organizations, and cities – from schools to industry to national institutions. Passionate about history and Bratislava’s cultural identity, he actively researches personalities who shaped the city and initiated life-sized statues of figures like Wolfgang Kempelen, Imrich Lichtenfeld, and Richard Réti. Previously, he served as director of Israeli company Checkpoint Software Technologies, Ltd., gaining valuable experience in data and critical infrastructure protection.

Presentation: Smart Buildings, Smart Threats: Integrated Security for the New World.

Modern buildings are no longer just concrete, glass, and air conditioning. They are living ecosystems of data, sensors, and connected technologies providing comfort, efficiency, and new challenges. Each “smart” function opens doors to new threats – from cyberattacks on building management systems to physical breaches. The presentation explains why physical and cyber security must go hand in hand to protect people, data, and infrastructure, with practical examples of AI, IoT, and security technology integration.

Speaker: Ing. Miroslav Kukla Co-founder and Director of B.E.Service, Ltd.

He graduated from the Slovak University of Technology in Bratislava. He has been engaged in building envelopes for more than 29 years. He co-managed one of the largest facade construction companies in Slovakia. He is co-founder of B.E.Service, which has been systematically focusing on the service, maintenance, and repair of building envelopes (windows, doors, facades, skylights, lightweight ventilated facades, automatic doors, and similar structures) for more than 12 years. From 2018 to 2023, he was a member of the board of the Slovak Facility Management Association and shares his long-term experience as a lecturer at the Slovak University of Technology in Bratislava.

Presentation: Dealing with overheating of glazed facades in buildings

A case study exploring available solutions to reduce or eliminate overheating of interior spaces through glazed facades. Management evaluation and assessment of alternatives, including description of advantages, disadvantages, and investment costs – “the perfect tool for decision-making.”

Patient comfort is key in modern healthcare, yet we rarely consider who is actually responsible for it. Is it solely the attending medical staff and the quality of care? Or does the environment also play a role – quiet rooms, clean air, comfortable temperature, and efficient building logistics?

Andrea has been involved in FM and investment construction since 1999. She has worked for VUB Bank and has focused on healthcare FM for the last 11 years. She has worked for Svet zdravia, Pardubice Regional Hospitals, and currently serves at AGEL.

Zuzana Chlebovcová Project Manager, Children’s Faculty Hospital with Polyclinic, Banská Bystrica

She has worked at DFNsP since 2006, focusing on FM for the last 4 years. She is responsible for safety (CO, fire protection, occupational safety, KI), VZT, MaR, energy management, and waste management, and actively participates in new projects aimed at improving the environment for staff and patients.

Juraj Kaiser Operations Director, BORY Hospital

Before BORY Hospital, Juraj worked in Penta Group as a Construction Manager at Penta Real Estate, responsible for technological solutions for projects such as Bory Mall, Rosum, and SKY PARK.

Speaker: Ing. Ľuboš Obernauer Commercial Director, INVIZO Ltd.

Graduated from the Slovak University of Technology in Bratislava. For nearly 30 years, he has specialized in building security, fire protection systems, fixed firefighting equipment, and intelligent electrical installations integrated into complex solutions. He has led projects for major financial institutions, industrial and logistics parks, critical infrastructure buildings, and the largest data centers for telecom operators and public administration in Slovakia.

Graduated from the Slovak University of Technology in Bratislava. For over 25 years, he has focused on building security, fire protection systems, fixed firefighting equipment, and intelligent electrical installations integrated into complex solutions. He has been responsible for projects for major financial institutions, industrial-technological and logistics parks, critical infrastructure, and large telecom data centers. At INVIZO Ltd., which provides building security and smart electrical solutions for more than 2,500 buildings under active service, he has worked for 21 years. He is a member of the company’s management, responsible for sales and innovation.

Are Buildings Ready for E-Mobility?

With the rise of electric vehicles, there is an increasing need for adequate charging infrastructure in residential and commercial buildings. This panel discussion will focus on building readiness from ESG, safety, and technical infrastructure perspectives. The goal is to identify challenges and solutions for installing charging stations, assess their environmental and safety impacts, and discuss how buildings can support sustainable e-mobility.

Moderator: Ing. Danka Daubnerová Senior ESG Product Manager for Corporate Clients, Tatra Bank, a.s.

Danka Daubnerová works as a senior ESG product manager at Tatra Bank, focusing on corporate sustainability and its impact on the bank. She implements ESG obligations in corporate lending and popularizes economic aspects of ESG for companies. She co-authored an ESG guide for corporate clients, and her efforts were recognized by GREEN BRANDS, awarding her Green Personality of the Year 2024.

Vladimír Trenčanský is a long-term professional in building facility management. His career focuses on modern, progressive solutions and sustainable future FM practices. Since summer 2025, he has been FM Director at BK, part of the ZSE Group.

Speaker: Mgr. Michaela Hletková Ploszeková, MBA Slovak Automotive Industry Association, Environmental Legislation Committee

Michaela leads the Environmental Department at Volkswagen Slovakia. For over 15 years, she has focused on implementing environmental legislation and management systems in automotive production, designing and deploying environmental strategies, and creating plans to reduce environmental impacts in energy-intensive technologies. As a member of the Environmental Legislation Committee of the Slovak Automotive Industry Association, she prepares positions and proposals for commenting on Slovak and EU environmental legislation. Since 2021, she has served as an active member of the Slovak Government Council for the Green European Deal, representing industrial associations and transport. She studied Environmental Protection/Geochemistry at Comenius University in Bratislava and later completed a professional MBA program in the Automotive Industry at the Technical University of Vienna and Slovak University of Technology in Bratislava.

Block 2: Trends in Facility Management – From Energy to Legislation

This block presents current trends and practical solutions in facility management. Presentations focus on energy efficiency, smart utilization of workspaces, sustainable and climate-resilient solutions, as well as legislative aspects that impact building management and operations. Presentation: When noise kills KPIs – Turning it to benefit people and buildings.

What links facility managers’ KPIs with spatial acoustics? User comfort. Despite mandated returns to offices, some resist, and others struggle to be productive due to noisy environments. Latest UK acoustic study: 56% find workplaces too noisy, 81% say noise affects productivity, 30% feel stressed. Noise impacts space usage, user satisfaction, and cost-efficiency per m².
